So lets take a look at a great Seattle neighborhood, Magnolia. Magnolia is a neighborhood just across 15th from Queen Anne. It is near and dear to my heart as I lived there for many years. It has great access to Queen Anne, Ballard and downtown, although it can be a challenge getting to I5 and the east side of town.

Still, people who live there will rave about what a great neighborhood it is. From Discovery Park, To Magnolia Bluffs, to Lawton Park it is one of Seattle's unsung neighborhoods.

So lets take a look at what's going on in Magnolia.

They range in price from a townhome currently listed for $189,000 to beautiful 11,000 square foot view home offered at just under $9,000,000. Quite the range. The median price for a home for sale in Magnolia is $722,000.

There are 33 homes currently pending in Magnolia. This compared to the 126 currently for sale suggests a balanced market. With neither buyers or sellers having a significant advantage.

In the past 6 months there have been 154 homes sold in Magnolia. The median price was $517,000. On average homes in Seattle are taking 107 days to sell.
